~ Together with all structures and improvements now and hereafter on said land and the fixtures attached
thereto, and all rents, issues, proceeds and profits accruing and to acerue from said premises, all of which are !
included within the foregoing description and the habendum hereof.
TO HAVE AND TO HOLD the same, together with the tenements, hereditaments and appurtenances unto
the Bank, in fee simple.
And the Mortgagor does hereby covenant with the Bank that he is indefeasibly seized oi said land in fee
simple; that he has full povver and lawful right to convey said land in fee simple as aforesaid; that it shall be
lawful for the Bank at all times peaceably and quietly to enter upon, hold, ocrupy and enjoy said land; that
said land is free from alt encumbrances; that he will make such further assurances to perfect the fee simple
title to said land in the Bank as may seasonably be required; and that he does hereby fully warcant the title
to said land and will defend the same against the lawful claims of all persona whomsoever.
