as a down payment on account of the pu~chase prica of the foliowing described
property upon the terms and conditions as stated herein:

Deferred payments to bear interest at the rate of 6 percent per annum, payable
as follows:
$102.26 per month (t5th. Day of each month) for seven (7) years, or until the
whole be fully paid. Taxes, insurance, assessrnents, and other exQenses of
said property shaii be paid, assumed by buyers.
Any certified liens; after this date shall be paid, assumed by buyer. It is
understood and agreed that this property is be sold and purchased subject to
the restri cti on and i i mi tati ons of record co~nran to the nei ghborhood, and
subject to any easements for public utilities, which may be of record, or may
become liens through pending tegislation before consurnmation of contract.
Each installment first s~ta11 be applied in payment of the interest and then
on the unpaid batance of the principal sum. If defauit is made in the payment
of any installment when due, then at the option of the seller, and without any
other notice, a11 the remaini~g inst~iimen~s shail be-due-and payabie at once.
Privilege is given to pay two or more instaliments at any installment maturity
date, but this shatl not extend the time of matu~ity of any subsequent install-
ment.
Now, if the buyer shail make the payments and perform the covenants herein-
before mentioned on their part to be performed, than the selle~ will forthwith
tender a good and sufficient warranty deed of conveyance to the buyer.
In the event of failure of the buyer to make any of the payments, or any part
thereof, promptly on the dates specified~ or fait to perform any of the covenants
on their part hereby made and entered into, this cont~act shaii, at the option
of the seller, be forfeited and terminated, and the buyer shall forfeit ail
payments rtwde by them under this contract, and such payments shall be retained
by seller in full satisfaction and liquidatSon of ell damages by it sustained;
without being liable to ~ny action therefor.
