herein "Mortgagor," whether singular or plural, 1n consideratlon of conveyance
of real property hereinafter described by YENTURE OUT IN AMERICA, INC.. herein
"Mortgagee." and to secure payment of the balance of the purchase price by
Mortgagor obligated to be paid, as evidenced by promissory note fully identlfied
hereln, hereby on this 28 day of March A.D., 19 77 ,
together with any and aTTfufure advances, e er n money or supplies, made by
lrbrtgagee to the Mortgagor, conveys and mortgages to the said Mbrtgagee its
successors and assigns the real property in St. Lucie_County, Florida, described -

including the undivided interest in the common elements of said
Condominium, and, also, all other,property, real or personal, situated
in St. Lucie County, Florida, now owned, as well as that which may be
hereafter acquired by the Mortgaqor.

It is agreed that time is of the essence of this contract and that in the event of default in ~ayment
of any installment for a period of thirty days the holder of this note may. at its option. Qeclare all the re-
mainder of said debt due and cotlectible and any failure to exercise 5aid option shall not constitute a waiver
of the right to exercise the same at any other time. In the event of default in payment of this note and if the
same is placed in the hands of an attorney for collection. I. we. or either of us. agree to pay att costs of
collection. intluding a reasonable attorney's fee and interest upon the unpaid balance from the event of default
at the maximum rate permissi0le by law. In case payment shall not be made at maturity. the makers. sureties.
and endorsers, jointly and severally agree to any extensions or renewals r?ithout furtRer notice. bfnding our-
selves for payment hereof. as if no extensions of time or forbearance of payment had been made or granted.
