l.ende~ the rents of the Property, provided that Bonower shall, prior to acceleration under paraarsph 18 hereof ot abandot?-
me~t of the Propeny, have the right to collect and rctaio such rents as they become due and payabk.
Upoa acceleration under paragraph 18 hereof or abandanment of thc Property. Lender shal) be entitkd to have a
receiver appainted by a court to enter upon.- take poasession of and manage the Pmperty and to collect the rents of the
Property, including those past. due. All rents collected by the receiver shal{ be applied first to payment of tEk costs of
management of the Propeny and coltectio~ of rents, includi~g, but not limited to, rcceiver's fees, prcmiums on receiver's
bonds and reasooabk attoraey's fees. and then to the sums secured by this Mortgage. 71ie roceiver shall be liable to account
only tor those rents actually received. ~
21. F~rture Ad~ances. Upon request by Borrower, Lende~, at Lender s optio~ within twenty years from the date ot this
Mortgage, may malce Future Advances to Borrower. Such Future Advances, with interest thereon. shall be secured by this ~
Mortgag~e when evidenced by promissory notes stating that said nota are secured hereby. At no time shall the principal
amount of the indebtedness securod by this Mortgage. not including sums advan.c~d "q ac~ordance herewith to protect the
security of this Mortgage. exceed the original amount af the Note plus USt. 3...~VU. VU
22. Rejease. Upon paymeat of all sums secured by this Mo~tgage, Leeder shall relcase this Mortgage without charge
to Borrower. Borrower shall pay all costs of recorda~ion, if any.
23. Attorsey's Fea. As used in this Mortgage and in the Note, "attorney's feGS" shall includt attorney's fees. if aay.
which may be awarded by an appellate court.
