' In the event it shall become necessary or desirable to perform maintenance upon said common walls or common sewage facilities or to repair or rebuild the whole or any part of them, such expense shall be shared equally by the Purchaser-Owner of the adjoininq units and by their successors in title. Whenever any such common wall or com~on sewage lxne, or any part thereof, shall be rebuilt, the same shall be erected or constructed in the same manner and in the same location where it has been initially con- structed, and be of like quality, subject to applicable ordinances and statutes then existinq. Provided, however, that if such maintenance, repair or construction is brought about or necessitated solely by the act or neglect of one unit Purchaser-Owner, or their successors in title, any expense incidental thereto shall be borne solely by the party responsible. 4. Neither unit Purchaser-Owner shall alter or change said comanon common sewage line and common wall in any manner, interior dec- oration of said common wall excepted, and said com4non sewage line and comanon wall shall always remain in the same location as when erected or installed, and each party to said coimnon sewage line and com~non wall sha1Z have a perpetual ~ easement in or on that part of the premi.ses of the other on which said common sewage line and common wall is located, for maintenance, repair, and party wall purposes and for lateral support as to said common wall. 5. The Purchaser-Owners of any such single-family dwelling structure situate upon the parcels more fully described in Schedule A, appended hereto, shall have the right ~ - to the full use of said common sewage lines and common wall, subject to the provisions hereof.
