I, MARK J. SKEFFINGTON, a resident of St, Lucie County,
Florida, being of sound mind and disposing memory do hereby make,
publish and declare this to be my Last Will and Testament, hereby
revoking any and all former Wills, Codicils and letters of testamentary
import by me made.
F'IRST .
I direct that all my just debts due at the time of my death and all
my last illness and funeral expenses be paid as soon after my death as
practicable. ,
SECOND
I hereby give, devise and bequeath to my dear frien~ CLARA
KLAISNER, currently residing in Wuter Haven, Florida, if she survives
me, a life estate in certain real property, more particularly described in

~ 'that certain warranty deed from JACOB KRIST and KATHARINA KRIST,

~ his wife, to MARK SKEFF'INGTON, dated November 12, 1976, and recorded
~
~ in Official Records Book 1719, page 1637, of the public records of

olk County, Florida; together with all household goods, appliances, fixtures
~ t
~ and furnishings in the residence located thereon during her lifetune; and it
will be her duty and responsibility to keep said real property and impmve-
~
~ ments thereon in good repair and condition, reasonable wear and tear
~
~
~ excepted, and pay all costs of repair, maintenance, utility charges and
~

mortgages; to pay for insurance premiums including liability and fire ~
~ . ~
< insurance up to the full appraisal value of said residence; to pay promptly all ~

~ taxes and assessments of every kind that may be charged against said real
