To place and continuously keep on the buildings now or hercafter situate on said land fire and windstorm insurance in the usual standud policy fortn. in a sum not lcss than thc highest insurable value~ in such company or companies as may be ~ approved by said Atortgagee; and all such insurance policies on any of said buildings. any interest therein or part thereoi, in the aggr~gate sum aforesaid or in exccss thereof~ shall contain the usual standud mongagce clause making the loss under said policies. each and every, payable to said 111ortgagee u his interest may appcar. and each and every such policy shall be promptly dclivered to and hefd by said 111ortgagee: and. not less than ten days in advancc of the expiration of each policy, to dcliver to said 1lfortgagee a renewal thereof~ together with~ a receipt for the premium of such renewal: and there shall be no such insurance placed on any of said buildings. any interest therein or part thereof. unless in the form and with the loss payable u aforesaid; and in the event any sum of money becomes payable under such policy or policies said Mortgagee shall have the option to receive and apply the same on account of the indebtedness securcd hereby or to permit uid Mortgagor to receive and use it or any part thereof for other pnrposes without thereby waiving or impairing any equity. lien or right under or by vinue of this mortgage; and in the event said Mortgagor shall for any reason fail to keep the said prcmisrs so insured. or fail to dcliver promptly any of uid policies of insurance to said Mongagec. or fail promptly to pay fully any premium there- for, or in any respect fail to perform, dischuge, e:ecute. effect, complete, comply with and abide by this covenant. or any put hereof. said Mongagee may place and pay for such insurance or any part thereof without waiving or af[ecting any € option, lien. equity or right under or by virtue of this mongage, and the full amount of each and every such payment shall be € immcdiately due and payable and shall beaT interest from the date thereof until paid at thc rate of ten per centum per annum ; and together with such intenst shall be xcured by the lien of this mortgage. § ' ~ 4.
