26. A~si~~meN ot Rentr, AppoiNment oE Receiver. As additional security hercunder, Borrower hercby assig~s to
Lender t6e rc~ts of the Propeny. provided that Bomower shall, prior to acceleration under paragraPh 18 hereof or abandon-
m~nt of the Property, have the right to collec~ and retain such rcnts u t6ey bocome due and payabk.
Upon acceleration under paragraph 18 hereof ar abandonme~t of the Property. Lende~ shall be entitled to have a
receiver appointod by a rnurt to ente~ upon. take possession of and manage the Property and to colkct the rcnts of ihe
Propeny. including those past due. All rents collectai by ~he receiver shall be applied first to payment of the coats of
management of the Property and rnllection of rcnts, including, but not limited lo, roceiver's [ees. prcmiums on receiver's
bonds and rcasonabk attorney's foes. and then to the sums xcurcd by this Mortgage. The receiver shall be liable to account
only [or those reats actually roceived.
. 21. F~tare Ad~ances. Upon request by Borrower, lxnder, at I_ender's option within twenty yeus trom the date of this
Mortgage. may make Futurc Advances to Borrower. Such Future Advanca, with interest thercon. shall be securcd by this
Mortgage when evidence~ by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indcbtednes,s securtd by this Mortgage, not including sums advanced i~ accordanoe henwvith to protect the
security of this Morigage. exceed the original amount of the Note plus USS.
22. Re~lea~e. Up4n paymeat of all sums secured by this Mortgage. Lender shall rekase this Mortgage without chuge
to Borrower. Bomower shall p~y all costs of rccordation. if any.
23. Attorsey's Feea. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fces. if any.
which may be awarded by an appellate court.
