Easemente for installation and maintenance of utilities and drainaqe facilities are reserved a$ ehown on the recorded plat. Within these easements, no structure, plantinq or other material ahall be placed or permitted to remain that may damage or interfere with the installation and maintenance of utilities, change the direction of flow of drainaqe channels in the easements or obstruct or retard the flow of water throuqh drainaqe channels in the easements. The ease- ment area of each lot and all improvetaents in it ahall be maintained ~ continuously by the owner of the lot, except for those improvements for which a pubYic authority or utility company ia responaible. 13. These covenants are to run with the land and shall be binding on all parties and all persons claiming under them for a period of 30 years from the date these covenants are recorde~, after which time they shall be extended automatically for auccessive, periods of ten years, unless an instrument signed by a majority of the ten owners of the lots has been recorded agreeing to chanqe the covenants in whole or in part. ' E 14. Enforcement shall be by action against any person or persons ~ ~ violating or attempting to violate any covenants, etther to restrain ~ ~ violation or to recover damages. The party bringing the action shall be entitled to recover, in addition to costa and disbursements _ allowed by law, such sum as the Court may adjudge to be reasonable _ for the services of his attorney. 15. Invalidation of any one of these covenants by judgments or Court order in no wise shall affect any of the other provisions, which m shall rema~in in full force and effect.
