5. Mortgagor will insure and keep insured as may be ~
required by Mortgagee from time to time all buildings now on
aaid property, and all buildings which may hereafter be erected
thereon, against loss or dama~e by fire, hail, windstorm, and/or
other casualtq, in such form. such amounts, and in such company
or companies as shall be satisfactory to Mortgagee, the loss,
if any, to be payable to l~ortgagee as its interest may appear
at the time of the loss. Mortgagor will deliver to Mortgagee
the policy or policies of "insurance with mortgagee clause
, attached there~to satisfactory to Mortgagee, and will promp tly
pay when due all premiums tor such insurance. If any building
on said property so insured shall be destroyed or damaged, '
the amount received in settlement of the loss or damage may
be applied at the option of Mortgagor to the reconstruction.
or repair of the buildings so destroqed or damaged; and any por-
tion of the proceeds not so used shall be applied on the debt
hereby secured in such manner as Mortgagee, iri its sole discre-
tion, may determine.
6: Mortgagor will keep in good order and condition, pre-
serve and repair, rebuild and restore all terraces, drainage and
irrigation systems, including ditches, dikes, wells and pumps,
buildiags, citrus groves, orchards, fences, fixtures, and other
improvements of every.kind and nature, now on said land and here-
after erected or placed thereon that may be destroyed or damaged
by fire, windstorm or otherwise, and will not permit the change, .
injury or removal thereof, will not commit or permit waste on said
land, aad will not dig up or remove the soil from the parcel of
property that is located thereon. Mortgagor will also preserve and
keep in good order and condition all citrus trees now and hereafter
growing upon the said property, and will at all .times protect the trees
- against loss or damage by fire, all to the satisfaction of the
Mortgagee.
7. Mortgagor will at all times properly maintain and care
for the citrus trees and crops located or growing on ~he mortgaged
property, such maintenance and care to include cultivating, spray-
ing, dusting, pruning, f~rtilizing, irrigating and protecti~g the
trees aad crops against damage by freezing and fire, all to be
! done in a good and husband-like manner and in accordance with
~ standard methods of citrus grove caretaking generally recognized,
accepted and used for citrus groves located in the-vicinity of
the mortgaged propertq. Mortgagor shall further in protecting the
property from fire, make and maintain proper fire breaks on and
' - around said property and~bq keeping undergrowth cut to the satis-
faction of the 24ortgagee. In the event that it should appear to
the Mortgagee that the Mortgagor has failed to maintain said
premises as provided for in this paragraph, th~n in that event he
maq have a professional grove caretaker examine the premises, and
in the event that the grove caretaker so certifies that the Mortgagor
is in default under the provisions of this paragraph, that he shall
then give-the Mortgagor notice of the default and the Mortgagor
shall have thirty days to correct said default after the said de-
fault has been brought to his attention by the Mortgagee. In the .
event that there is a default, the Mortgagor shall paq the costs
of the services of the grove caretaker in making the examination
of the premisea. ~
8. Tin~e is of the essen~e of above recited note, this in-
strument and of any other instrument evidencing indebtedness secured
hereby. If Mortgagor fails to comply with any covenant, condi~
tion or agreement in this instrument, or in said note, or in any
reamortization, renewal, deferment, extension agreement or other
instrument evidencing any indebtedness secured hereby, A'Iortgagee
may at his option, exercise any one or more of the following
rights, powers, privileges and remedies:
