(a) Perform any one or more of the covenants of
Mortgagor in this instrument, in above recited
note, or in any other instrument evidencing any
indebtedness secured hereby~ and all sums advanced
by Mortgagee in doing so shall be due and payable
by Mortgagor to Mortgagee iu~nediately without noCice,
and shall be secured by this instrument, and shall
bear interest from the date of advance by Mortgagee
at the highest rate provided by the laws of -the
State of Florida. -
~ (b) Declare all amounts secured by this instrument
immediately due and payable without notice.
' (c) Proceed imnnediately to fo=eclose this mortgage,
and pursue such other remedies as may be authorized
by law. ~
9. As further security~for the payment of the note herein
described and for the performance of all the terms, conditions, .
and covenants of said note and of this mortgage, Mortgagor here-
by transfers, assigns, and sets over to Mortgagee all of the ~
crops sown or growing upon the said mortgaged premises at the
time of filing suit for foreclosure hereof and thereafter, and
all of the rents, issues, and profits of the said mortgaged
premises unpafd and uncollected at the time of filing suit for
lforeclosure hereaf and thereafter, and upon filing suit for -
foreclosure, or at any time thereafter, Mortgagee shall be
entitled to have a receiver appointed to take charge of the said
" mortgaged premises and the crops sown or growing thereon, together
with the said rents, issues, and profits arising therefrom and
hereby assigned, and hold the same subject to the order and direction
of the court. -
10.~(a) In the event Mortgagee becomes a party to any legal
proceeding (excluding an action to foreclose this mortgage or to
collect the debt hereby secured), involving this mortgage or the
premises described herein (including but not limited_to the title ~
to the lands described above), Mortgagee may also recover of Mortga-
gor all costs and expenses reasonably incurred by the Mortgagee,
includin~ a reasonable attorney's fee, which,costs, expenses and
attorney s fee when paid by Mortgagee shall become a part of the
debt secured hereby and shall be immediately payable upon demand,
~ and shall draw interest from the date of adv$nce by Mortgagee until
paid at the highest rate provided in any note or other instrument
secured hereby.
(b) To pay all and singular the costs, charges and expenses~
including reasonable lawyer's fees and cost of abstracts of-tftle,
in~urred or paid at any time by said Mortgagee because and/or in the
~ event of the failure on the part of the said Mortgagor to duly, ~
promptly and fully perform, discharge, execute, effect, complete,
comply with and abide by each and every the stipulations, $greements,
conditions and covenants of said pxomissory note, and this mortgage,
any or either, and said costs, charges and expenses, each and every,
shall be im~nediately due and payable, whether or not there be notice,
demand, attempt to collect or suit pending; and the full amount of
each and every such payment shall bear interest from the date thereof
until paid at the rate of ten per centum per annum; and all~safd ,
costs, charges and expenses so incurred or paid, together with su~'h
interest, shall be secured by the lien of this mortgage.
11. Mortgagor shall hold and enjoy the said premises until
default in papment of any of the installments as provided in said
note or other instrument secured hereby or a breach of any of the
covenants or conditions of said note or other instrument secured =
hereby or this mortgage shall be made; however, any agent or em-
ploqee of Mortgagee or any person designated by Mortgagee may enter~
upon said premises gt anq tfine for the purpose of inspecting same
or for any other purpoaes desired bq Mortgagee.
