Purcl~aser, by acceptance and execution of this Receipt, acknowledges
that this purchase of a condominium unit at OGT.AN VILLAGB OF ~RIfUiINSON ISLAND is
subject in eve~y respect to the Declaration of Condominium as to the condomini~
in wl~ich l~is unit is located and Exhibits attached thcreto, including but not
limiteci ta (whetlier the s~n~e are attached to the Declaration or referred to ~
therein), the By-Laws of the Association, Articles of Incorporation, the Ibules and
Regulatians, copy of projected operating budget, copy of sales brorhure and floor
plan of apartment purchased by Purchaser, and all Amendments to tl~e afores~id De-
claration and ~chibits and the Articles of Incorporation, By-I.aws and Declaration -
of Covenants and Jtestrictions of'the Property Owners!~Association; and Purchaser
further acknowledges receipt of and reading and exanunation of said Declaration, its
Exhibits, and budget, sales brochure and floor plan, and acknowledges that each and
every provision of the foregoing is essential to the successful opcration and manage-
ment of thc Condominium property and is in the best interests and for the benefit of
all the owners therein. Purchaser and al.l owners af parcels in the aforedescribed
Condominii.an covenant and agree to abide by each and every provision of said Declar-
ation of Condamini~n and Exhibits attached thereto. Purchaser liercby ratifics and
confiYms and approves all of the terms and provisions of said Declaration of Condo-
minium and Exhibits attached thereto, and agrees that the asscssment imder the
Property Owners' Association doc~mients referred to above and the provisions thereof
are reasonable, fair an~' equitable, and said Purchaser aClrnowledges.and confirms
that the Declaration of Covenants and Restrictions of the Property Owners' Associ-
ation has enctnnbered a»d impressed a~lien upon the Condominium parcel being conveyed
to Purchaser, as security for his obligations under the said Declaration of Covenants
and Restrictions of the -I~?perty Owners' Association and said Purchaser asstmies the
obligations as to the Property Owncrs' Association as to his condominiwn parcel.
Purchaser confirn~s that all warranties, representations and inducements,-if any, are
as contained in the aforesaid Declaration of Condominiiun and Exhibits attached there-
to, and thc comron expenses and the staas due under the Pmperty Owners' Association
and other charges are estim~ted only. No warranty or guaranty is made or intended,
nor may one be relied except where the same is specifically warranted or guaranteed
in said Declaration of Condomi.niun and the T~chibits attached thereto.
