20. Assi~ameat oE Rent~ Appointmeat of Receive~. As additio~al secu~ity hercunder. Bomower hereby assig~s to
Lende~ the rcnts of the Propetty. provided that Bo~rower shall, prior lo acceleration under paragraph l8 hereof or abandoo-
ment of the Property, have the right to collect and retain such rcnts u they become due and payable.
Upon acceleration under paragnph 18 hereof or abandonment of the Prope~ty, I.~nde~ shall be entitled to have a
rcceiver appointed by a eourt to enter upon, take possession of and ma~age the Pmperty and tq collect the rents of the
Property. i~cluding those past due. All rents collected by the rea:iver shall be applied Bnt to payment of the costs of
management of the Property and collection of rc~ts, including, but not limited to. receiver
s fees, premiums on roceiver's
bonds and reasonable attorney's fees. and then to the sums secured by this Mortgage. The ~ece~ve~ shall be liable to account
only for those renis actually received. ~
21. FMture Adraaca. Upon request by Bornower. Lender. at Lendcr's option within twenty years from the datc of this
I~lortgage. may make Future Advances to Borrower. Such Future Advances. with intemt thereon. shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the ic~btodness secured by this Mo~tgage. not_ i~cluding sums advanced in accordance hercwith to protect the _
