Upon acceleration under paragraph 18 hereof or abandonment of the Propeny, Lender shall be entitled to have a
rcceiver appointod by a court to e~ter upon. take poasession of a~d manage the Property and to collect the rents of the
Property, including those past due. All rents collected by the receiver shall be applied fint to payment of the costs of
mansgemeat of the Property and collection of rents. including, but not limited to, rt~ceiver i fees, premiurtu on receiver's
bonds aad reasonabk attorney's fees. and thea to the sums socured by this Mortgagc. The receiver shall be liable to account
only for those reats actually receivcd,
21. Fotrre Ad~ascts. Upon request by Borrower, Lender, at Lender's option within twe~ty years fmm the date of this
Mongage. may maice Futun Advances to Borrower. Such Future Advances. with interest thercon. shaU be secured by this
Mort~age when evideaced by promissory notes stating that said nota are securcd hercby. At no time shail the priacip~l
