prior to entry of a judgment enforcing this Mortgage if: (a) Borrower pa~~s l.ender all sums which wauld bc then due under

in the Propeny and Borrower's obligation to pay the sums secured by this Mortgage ~hall continue u~impaircd. Upon such
paymeot and curc by Borrower. this Mortgage a~d. the abligations secured hereby shail remai~ in full force and eftect as if
no acceleration had occurred.
_ Z0. Assi`ameet ot Rents; Appoiatmeat of Receive~. As additional securiry hercunder, Borrower hereby as~igns to
Le~der the rents of the Property, provided that Borrower shall, prior ta acceleration under pa~ag~aph 1 R hereof or abandon-
ment of the Property. have the right to collect and retain such rents as they become due and payable.
Upon acceleratio~ under paragraph 18 hertof or abandonment of the Property, l.ender shaU be entitled ~o have a
receiver appointed by a coqrt to enter upon, take posxssian of and manage the Property and to collect the rents of the
Property, including tho~ past due. All rcnts collected by the receiver shalt be applied first to payment ot the costs ot
management of the Property and colleciion of rents, inc!uding, but not limited to. recei~er's iCes, premiums on receiver's
bonds and reasonable attorney's fces, and then to the sums secured by this Mortgage. The roceiver shall he liaale to account ~
only for those rents actually receivod.
21. Future Advpacea. Upon request by Borrower, lxnder, at Lender s option within twenty years from thc date of this
Mortgage, may make Future Advances to Borrower. Such Future Adva~ces, with inttrest thereon. shall be secured by this '
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not i~cluding sums advanced in accordance hercwith to protect the

22. Rekase. Upon payment of all sums secured by this Mortgage, Lender shall r+~lease this Mongage without charge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Attoroey's Fees. As used in this Nortgage and in the Note, "attorney's fces" shall include attomey's fees, if any.
