along the South 1/4 - 1/4 Section line to a point on the East
right of way of Oleander Av~enue (St~te Road S-605); thence
run South 00°26'26" East alonq the said East right of way
of Oleander Avenue 793.67 feet to a point; thence run South
89°42'43" East a distance of 260.02 feet to a point; thence
run North 24°42'32' West a distance of 123 feet to the poiat
of beqiruzing; from said point of beginninq continue North
24°42'37" West a distance of 120 feet to a point; thence run
North b5°17'23" East a distance of 154.01 feet; thence run
South 24°42'37" East a distance of 120 feet to a point; thence
run South 65°17'23" West a distance of 154.01 feet to the
point of beginning. ~
SUBJECT TO That certain Mortgage Consolidation and Modification
Agreement by and bet~aeen the Grantor and Citizens Federal Savings
and Loan Association of St. Lucie County, dated May 13, 1974, recorded
in O. R. Book 227 at page 1127 of the public records of St. Lucie
County, Florida. _
TOGETHER WITH and SUBJECT TO that certain Long-Term Lease by and
between Grantor and ISLAND HOUSE OWNERS ASSOCIATION, INC., dated
May 23, 1973, recorded in O. R. Book 214 at page I886 and re-recorded
in O. R. Book 241 at page 1653 of the public records of St. Lucie
County, Florida.
THE PURPOSE OF THIS DEED OF CONVEYANCE is solely to evidence the
devolution of title to the above descri.bed real property to the
Grantee upon the corporate dissolution of Grantor by virtue of
the Grantee's awnership of 1008 of the Grantor's issued and out-
standing stock at the time of such corporate dissolution.
TOGETHER WITH aIl the tenements, hereditaments and appur-
tenances thereto belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever..
AND,the Grantor hereby covenants with said Grantee that it -
is lawfully seized of said land in £ee simple; that it has good
right and lawful authority to sell and convey said land; that it
hereby fully warrants the title to said land and will defend the
same against the lawful c2aims of all persons whomsoever; and that
said land is free from all encumbrances except as hereinabove set
forth ar~d except taxes accruinq subsequent to December 31, 1976.
IN WITNESS WHEREOF, the Grantor has caused these presents to be
executed in its name, and its corporate seal to be hereunto affixed,.
by its proper officer thereunto duly authorized, the day and year
