of the NW 1/4 of Section 24, Township 35 South, Range 39 East, excepting there-
from all rights-of-way for Public Roads and drainage canals.
The NW 1/4 of the SW 1/4 and the Nvrth 38 feet of the SW 1/4 of the SW 1/4 of
said Section 24, Township 35 South, Range 39 East; ALSO DESCRtBED a~ Lots 3,
4, 5 and 6, and the North 38 feet of Lots 11 and 12 af the SW 1/4 of the Boston
& Florida Atlantic Coast Land Company's Subdivision of said Section 24, as per
plat thereof recorded in Plat Book 3, Page 32 of the Public Records of St.

Mortgagor covenants and agrees to maintain the citrus grove situate upon the
above-described property in a good and productive condition in accordance with
the usual and customary caretaking practices observed in the area includinq
regular application of fertilizer and insecticides as needed and proper ir-
rigation and drainage, all in accordance with the best caretaking practices ~
employed on the subject grove to the end that it will be maintained in as good
