Mortgagee to Mortgagor, Mortgagor assumed and agreed to pa}~
three existing mortgages upon the property, which are identi-
fie~ in the deed. Any default by Mortgagor in payment or in
any other term of those existing mortgages shall constitute
- a default under this mortgage and under the note secured
hereby, and if btortgagor so defaults, then the Mortgagee may
declare the entire unpaid balance of the note, including
accrued interest, accelerated and due and payable forthwith.
The Mortgagor, during the life of this mortgage,
shall care for and maintain the citrus groves on the mort-
gaged property in a productive condition, in a good and
husbandlike manner in accordance with standar~s of good
citrus grove caretaking generally accepted and approved in
the vicinity of the grove or groves. If the Mor~gagor fai~s
to do so, then the Mortgagee, without waiving the option to
foreclose, may take some or all measures that the Niortgagee
reasonably deems necessary for the care, maintenance, pre-
servation, or protection of the grove or ~roves, and any
expenses reasonably incurred by the Mortgagee in so doing
shall become part of the indebtedness secured hereby, and
shall bear interest at the rate provided in the promissory
note. The Mortgagee shall have no obligation to care for
arid maintain the grove or groves, or, having taken some
~easures therefor, to continue the same or take other mea- _
sures.
