MAIN'~NANCE, ALTERATION AND IMPROVEMENT
Responsibility for the maintenance of the condominium property and restricrions upon its
alteration and'improvemenis shall be as follows:
A . Dwelling Units .
1. By the Association. The Association shall maintain, repair and replace at the
Associarion's expense:
, a. All porrions of a dwelling unit, except interior surfaces, contributing to
~ the support of the apartinent building, which portions shall include bt~t

~ not be limited to the outside walls of the aparunent building and all fix-
~ tures on its exterior, boundary walls of dwelling units, floor and ceiling
~ slabs, load-bearing columns and load-bearing walls.

b. All conduits. ducts, plumbing. wiring and other facilities for the furnishing
of urility services contained in the portions of a dwelling unit maintained
~ by the Association; and all such facilities contained within a dwelling unit
~ that service part or parts of the condominium other than the dwelling unit
within which contained .

~ c. All incidental damage caused to a dwelling unit by such work shall be re-
' paired promptly at the expense of the Association .

2. By the dwelling unit owner . The responsibility of the dwelling unit owner shall
be as follows:

a. To maintain, repair and replace at his expense all portions of his dwelling
unit except the portions to be maintained, repaired and replaced by the
Association. Such shall be done without disturbing the rights of other
dwelling unit owners .
b. Not to paint or otherwise decorate or change the appearance of any porrion
of the exterior of the apartment building without the approval of the Asso-
ciarion . ~
- c. To promptly report to the Associarion any defect or need for repairs for
~ which the Associarion is responsible.
~ d. To maintain, replace and repair all hurricane shutters on the exterior of
his dwelling unit which must be on the inside of the screens, provided,

= however, that the Association shall have the authority to approve the
purchase and initial installarion of same.
