20. Assigoment of Rents; Appointme~t of Recejver. As additional security here?mder, Borrower hereby assigns to
Lender the rents of the Property, provide~i that Borrower shall, prior to acceleration unJcr parag~aph 18 hereof or abando~-
me~t of the Property. have th~ right to collect and retain such rents as thc~• become due and payablz.
Upon acceleration under paragraph 18 hereof or aba~donment of the Proprny, I.ender shall lx entitled to have a
recei~~e~ appointed by a court to enter upon. taRe possession of and ma~age the Property and ta collect thr rents of the
PruExrty, irtcluding ihose past due. All rents collected by the receiver shall be applied first to pa}•ment of the costs of
manageme~t of the Property and collection of rents, including, but not li~nitcd to, recei~•er's fees, premiums on recei~•er's
bonds and reasonable attorney's f~es, and then to the sums secured by this Mortgage. The receiver shall be tiable to account
only for those rents actualty rereived,
21. Future Advaaces. Upon request by Borrowe~. Lender, at I_ender s option within twenty years from tfie date of this
Mortgage, may make Future Advances to Borrower: Such Future Advances, with interest thereon, shall be secured by this
I~tortgage when evidenced by promissory notes stating that said ootes are secured hereby. At no time shail th~ principal
amou~t of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewilh to protect tfie
security of lhis Mortgage, exceed the original amount of the Note plus USS. . . . .-U- . . . . . . . . . . . . . . . . . . . ~
22. Release, Upon payment of all sums secured by this Mortgage. Le~der shall retease this Mortgagz without charge
to Bonower. Borrower shall pay alt costs of recordation, if any.
23. Attorne,y's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fees, if any,
which may be awarded by an appellate court.
