(d) Borrower takes such actian as Lender may reasonably rcquire to assure that the fien ot this Mortgage, Le~der's interest
in the Propeny and Borrower's obligstion to pay the sums aecu~ed by thi: Mortgage shall continue unimpaired. Upon such
payment and cure by Botrower, this Martgage and the obligations secured hereby shall rcmain in full force and effect as if
no acceleration had occurred.
20. Assi~nmeat of Reats; Appolntmeat of Receiver. As additional security hereunder, Borrower Aereby assigns to
Lender the rcnts of the Propeny. provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment af the Praperty. hsve the right to coliect and ntain such rents as they become due and payable.
Upon acceleration under paragnph 18 heraof or abando~ment of the Property, i.ender shall be e~titlod to have a
receiver appointed by a rnurt to enter upon. take possession of and manage the Property and to colkct the rents of ths
Prope~ty. inctuding those past due. Ail rents coNected by the receiver shall be applied first to payment of the coats of
management of the Prope~ty and collection of rents, including, but not limited to, receiver's fees, premiums on r~ceiver's
bo~ds and reasonable attorney's fees, and then to the sums secured by this Mortgage. 'ilu receiver shali be liabte to. account `
only for those rents actually received.
2i. Future Advnnca~. Upon request by Borrower. Lender, at i.ender's option within twenty years from the dat~ of this
Mortgage, may make Future Advances to Borrower. Such Future Advanca, with interest thereon, shall be secured by this
Mortgage when evidenced by promiuory notes stating that said notes are secu~ed hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in aecordance henwith to protect the

22. Rek~se. Upon payment of all sums secured by this Mortgage. Lender shall release this,Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, if any.
