20. Assiaameat ot Reat~ Appoiatmeat oE Receiver. As additional security hereunder, Borrower hereby assigns to '
l.ender the rents of the Propeny. provided that Borrower shall, prior to acceleration uader paragraph 18 fiereof or abandon- ~
ment of the Property, have the right to cotlect and retain such rents u they become due and payabk. i
Upon acceleration under parag~aph 1R hercof or abandonment of the Property. Lender shall be entitled to have a ~
rcceiver appointed by a court to enter upon. take possession of and manage the Property and to collect the rcnts of the ~
Propeny. including those past due. All rents collected by the receiver shall be applied flnt to payment of ~he costs of ~
management of the Propeny and collection of rents, including, but not limited to, receivers tees, premiums on receiver's {
bonds and reasonabk attor~ey's fces, and then to the sums securod by this Mortgage. The rcceiver shall be liable to account
anly for those rents actually received. '
21. Future Advancea. Upon request by Borrower, l_ender, at I_ende~ s optio~ within twenty yeats from the date of this ~
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this :
Mortgage when evidenced by promissory notes stating that said notes are secured he~eby. At no time shall ihe principal i
amaunt of the indebtedness secured by this Mortgage, not including sums advanced in accordance hercwith to protect the ;
security of this Mortgage, exceed the original amount of the Note plus USS. - -
22. Re~e~e. Upc~n payment of all sums secured by this Mortgage. Lender shalt nlease this Mortgage without charge :
to Borrower. Borrower shall pay all coats of recordation, if any. `
23. Attorney's Fees. As used in this Mortgage and in the Note, "attorney's fees" shal! include attorney's fees, if any,
which majr be awarded by an appellate court.
