And the Mortgagors hereby covenant with the Mortgagee, that they are indeteasibty seized of said land in fee simple: that they have full power and lawfut righi !o convey the same in tee simple as aforesaid; that it shall be lawful for the Mortgagee, at all times peaceably and quietfy to enter upon, hold, occupy and en'oy said land, and every part thereof• that the land is and will remain free from all encumbrances; that said Mortgagors witl make such turther assurances to prove the fee simpte title to said land in said Mortgagee as may be reasonably required, and that said Mortgagors do hereby fully warrant the title to said land, and every part thereof, and will defend !he same against the lawful claims of all persons whomscever.
