A~oo~eat of Rent~ Appointmeat of Rereiver. As additional security hereunder, 8o~7ow~r t~trcby assigns to l.ender the rents of the Property. provided that Borrower shall, prior to accele~ation unde~ paragraph 18 hereof or abandon- ment of the Pmperty. have the right to collect and retain s±!ch re~ts as t4ey become due and payable. Upon acceleratio~ under paragraph 18 hereof or abandonmeot ot the PropeNy, Lender shall be entitlod to have a receiver ap~,:,i~~:c~ by a court to enter upon, take possession ot and manage the Property and to collect the rents of the Praperty, including those past due. All rentx collectai by the receiver shall be applied first to payment of the costs of management of the Pi~~:..rty and collection of rents, including, but not limited to, receiver's fees, prerr.iums on receiver's bonds and'rc~aabk attorney's fees, and then to the sums secured by this Mortgage. The rcceiver shall be liable to account only tor thou rcnts actually received. 21. Fat~re Advaac~a. Upon request by Borrower, l.ender, at t_ender's option within twenty years from the date of this Mortga~e, may make Futurc Advances to Borrower. Such Fa~ture Advances, with interest thereon, shall be secured by this Mortgage when evidtnced by promissory notes stating that said notes are securcd hereby. At no time shall the principal amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the secunty of this Mortgage, exceed ihe original am~unt of the Note plus USS. 22. Release. UpQn payment of all sums secured by this Mortgage, Lender shall releau this Mortgage without charge to Borrower_ Borrower shall pay all costs of recordation, if any. 23. Altoroty's Fees.
