2~. A~d~sa~t af Re~ AppoiMmc~t ot Receiver. As additional security hereunckr, Borrower hereby assigns to
l~nder tl~e rents of the Property, provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abando~-
ment of the Pmperty, have the right to collect and retain such rents u t6ey become due and payabk.
Upon acceleration under paragraph IS hercof or abandonment ot the Property, l.ender shall be e~titlod to have a
recciver appointed by a~-ourt to enter upon, take possession of a~d manage the Property and to collect the rents of the
Property, inciudina those put due. All rents collected by the receiver shall be applied 6rst to payment of the costs of
~n~na~tmtnt oi ~ Propetty and collection of rents, including, but not limited to, receiver's fees, premiums on receiver's
Aornis a~d reisonabk attorney's foes, and then ta tlx sums secured by this Mortgage. 'Ilu rcceiver shall be liable to account
only for those rcnts actualty received.
21. F~t~re Ai~a~ces. Upon rcquest by Borrower, t.cnder, at l.ender's option within twenty years from the date of this
MortEase, may make Futurc Advances to Borrowe~. Such Future Advances, with interest thereon, shall be secured by this
Mortaage whrn evidenc~ed by promissory notes stating that said notes are ~ecured hereby. At no time shall the principal
amount of the indebtedaess secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage, exceal the original amount of ~he Note plus USS---'-"'-~-'~-----~~~~--
YL Relea~a Upcm payment of all sums xcured by this Mortgage, Leoder shall releue this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Attorsey's Fees. As used in this Martgage and in the Note, "attorney's fees" shal) include attorney's fees, if any,
which may be awudod by an appellate court_
