eoforcing Le~der's remedia as provided io paragraph 18 hereof, including, but not limited to, reasonable attomey's fees; and
(d) Borrower takes such action as Lender may rcasonably require to assure that the lien of this Mongage, Lender's interest
in the P~operty and Borrower
a obligatioh to pay the sums securcd by ~his Mortgage shall rnntinue unimpaired. Upon such
payment and cure by Borrower. this Mongage and the obligations s~cured hercby shall remain i~ full force and effxt as if
no acceleration had occurnd. -
20. Aa~ent ot Reatfi AppoiMeaeat of Receiver. As additional security hereunder. Borrower hereby assigns to
Leoder the reots of the Propeny, provided that Borrowe~ shall, prior to acceleratio~ under paragraph 18 hereof or abandon-
mcnt of the Property, have the right to collect and retain such rcr_ts as they become due and payabk.
Upon accelention under paragraph 18 hercof or abandonment of the Property, Lender shall be entitlod to have a
receiver appointed by a court to enter upon, take pcusession of and manage the Property and to eollect the rcnts of the
Prupeny. including those Past due. All rents collected by the roceiver shall be applied first to payment of the costs of
management of the Propeny and collection of rents, including, but not limited to, roceiver's fees, premiums on receiver's
bonds and reasonabk attorney's foes, and then to~the sums securcd by this Mortgage. 71~e roceiver shall be liable to account -
only tor those reots actually received.
21. Fdture Ad~s~ces. Upon request by Borrower, Lender, at l.ender's option within twenty years from the date of this
Mortgage, may mate Future Advances to Borrower. Such Future Advances, with interest theroon. shall be secured by this
Mortgage when evide~cod by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtodness secured by this Mortgage, not including sums advanced in accordance herewith to pmtect the
security of this Mortgage. exca;d the original amount of the Note plus USS.. none
22. Rdeare. UpQn paymeat of all sums secured by this Mortgage, Lender shall release this Mortgag~ without charge .
to Borrower. Borrower shaU pay aU costs of recordation. if any.
23. Attoroey's Fees. As used in this Mortgage and in the Note. "attomey's fces" shall include attorney's fees, if any,
which may be awarded by an appellate court.
