A~gawent of Rents; Appoiatmeat oi Receiver. As additional security hercundcr, Borrower hereby auigns to Lender the rents of the Property, provided that Bomuwer ~hall, prior to acceleration u~der paragraph 18 herrof or abandon- ment of the Property, have the right to collect and retain such rcnts as they become due and payable. ~ . Upon acceleration under paragraph 18 hereof or ahandonment of the Prapeny, l.ender shall be entit(ed to have a receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rents of the Pruperty, including those past due. All rents collected by the rrceiver shall be applied first to payment o[ the costs of managemeat af the Property and co!lection r-f rents, including, but not limited to, receiver's fees, premiums on receiver's twnds and reasonable attorney's fees, and then to the sums ~ecured b~• this Mortgage. The receive~ shall be liabte to accaunt only for those rents actually received. 21. Foture Advaacea. Upo~ request by Borrower, l.ender, at l.ender s option within twenty years from the date of this Mortgage, may make Future Advances to Borrower. Such Future AJvances, with interest thereon, shall he secured by this INortgage when evidenced by promissory notes stating that ~aid notcs arc ~ecured hereby. At na time shall the principal amount of the indebtedness secured by this Nortgage, not including sums adva e acc dance herewith to protect the security of this Mortgage, exceed the original amount of the Note plus USS. 1~~~~0, 85 . 22. Release. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge to Borrower. Borrower shall pay all c~sts of recordatiun, if rn~•. 23. Attoraey's Fees. As used in this Mortgage and ~n the tiote. "attarncy's fres" shall include attorney's fecs, if any, which may be awarded by an appellate court.
