Together with all structures and improvements now and hereafter on said land and the rents, issues
and pcofits of the above described propertY (provided, however, that the Mortgagor shall be entitled to
collect and retain the said rents, issues and profits until defau2t hereunder); and all fiatures now or here-
~ after attached to or used in oonnection with fhe premises herein described and in addition thereto the fol-
lowing described household applianoes, which are and shall be deemed to be, fiatures and a part of the
~ realty, and are a portion ~of the security for the indebtedness herein mentioned.

~ TO HAVE AND TO HOLD the same, and every part thereof, with the appurtenances of the said
Mortgagor in and to the same, and every part and parcel thereof, unto the said hiortgagee in fee simple.
The Mortgagor hereby covenants with the Mortgagee, that he is seized of said land in fee simple or
~ such other estate, if any, aa ia stated herein; and that said Mottgagor dces hereby fully warrant the title to
said land, and every part thereof, and will defend the same against the lawful claims of all persons
~ whomsoever. _
~ PROVIDED ALWAYS, that if the Mortgagor should pay to the Mortgagee that certain promissory
~ note of even date herewith~ made by the Mort~agor and payable to the order of the Mortgagee in the
