20. Asrk~meat of Reat~ Appolstment of Recdrer. Ac additional xcurity hercundcr. Borrower hereby assigns to
Lender the rents of the Property. provided that Borrower shall, prior to accekration uoder paragraph 18 hereof or abandon-
ment oi the Property, have the right ta collect and retain such reau as t6ey become due and payabk.
Upon acceleration under paragraph 18 heroof or abandonment of the Property, Ltnder shal! be entitled to have a
receiver appointed by a couri to enter upon. take possession of and manage the Property and to collect the rents of the
Propeny, including those past due. All rents collected by the receiver shall be applied 6nt to payment of the costs of
management of the Property and collcction of rents, inc~uding, but not limited to, receiver's fees, promiums on rece+ver's ~
bands and neasonabk attomey's foes, and then to the sums secured by this Mortgage. The nceiver shall 6e liable to account
only for those renfs actually received.
21• Frtwe Ad~aeces. Upon request by Borrower, l.ende~, at Lendcr's option withi~ twenty years from the datc of this
Mortgage, may make Futur~ Advances to Borrower. Such Future Advances, with interat thereon, shall t~e socurrd by this ?
