20. Assignme~t of Rents; Appoinlrt~ent of Recei~•e~. As additional ucurity hcreunder. Borrower hereby assigns to
Lender the rents of the Property. provided that 8or~owrr shall, prior to acceltration under paragraph 18 hercof or abandon-
ment of Ihc Property. havc the right to collect and retain such rents u they become duc and payable.
Upon acceteration under paragraph 18 hereof or abandonment of the Propetty, Lendc~ shall bc entitted to have a
receiver appointed by a court to eoter upon, take possession of and manage the Property and !o co!lect the rents of the
Property. i~cluding those past due. All rents collected by the receiver shall be applied first to papment of the costs of
managenxnt of the Property and collection of rents, including, but not limited to, receiver's fees, premiums on rectiver's ;
bonds and nasonabk attorney's tces. and lhen to ~he sums sccured by this Mortgage. "Il~e rcceiver shall be iiable to account
only for those nnts actually receiv~d.
21. Future Adv9nces. Upon requcst by Borrov?•er. I_ender, at Lender's option within twenty years from the date ot this
!~longage. may make Future Advancts to Borrower. Such Future Advances, with interat Ihereon, shall be secured b~ this
Mortgage whert evidenced by Promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness ucurcd by this MoNgage, not including sums advanced in accordance herewith to protect ~he

22. Rekau. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgagt withQUt charge
