20. Assigameat ot Re~ts; Appoialmeot ot Recel.~er. Ac additional securit~• hereunder. Borrower hereby acsigns to
l.cnder the rents of the Property, provided that Born~wer shall, prior to acceleration under paragraph 1 R hereof or abandon-
m~nt of the Property, have the right to collect and retai~ such rents as they became due and payable.
U~+c~n acceleration under paragraph 18 hereof or at+andonment of the Property, 1_ender shall be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Pr~perty and to collect the rents of ihe
Property, including thou past due. All rents collected by the receiver shall be applitd first to payment of the costs of
management of the Properry a~d collection of rents, including, hut not limited to, recei~er's ices, prcmiums on recei~~er's ,
twnds and reasonable attorney's fees, and then tu the sums secured by this Mortgage. "il~e receiver shall be tiable to account
only for thcxe rcnts actually received. ~
21. Future Advancea. Upon request b~~ Borrow•er, l.ender, at l.ender's option within twenty years from thc date of this :t
4lortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
~tortgage when evidenced by promissory notes stating that said notes arc secureci hereby. At no time shall the pnncipal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the

22. Rekase. Upon payment of all sums secured by this Mongage, Lender sha11 release this Mortgage without charge =

to Borrower. Borrower shall pay all costs of recorJatioa, if any.
23. Attoraey's Fees. As used in this Mortgage and in thc Notc. "attorney's fees" shall include attorney's fees, if any.
