payment and cure by Borrower, this Mortgage and the obligations securod hereby shall remain in tull force and efiect as it ~

20. Ad~amest of ReMr AppoW~oeat of Receiver. As additional security hercunder. Borrower hereby assigns to
Lender the rcnts ot the Propeny, pmvided that Borcower shall, prior to acceleration under paragraph 18 hercof or abandon- ,
ment of the Prnperty. have the right to collect and rctain such ronts u tbey become due and payabk.
Upon accdention under pangraph 18 heroof or abandonment ot the Property, I.ender shall be entitlod to have a
roceiver'appuinted by a court to ente~ upon. lake possession of a~d manage the Property and to collect the rents of the
Property, includi~g those paxt due. All rents collected by the rcceiver shall be applied first to paymeot of the costs o(
management of the Property and collection of re~ts, including, but not limited ~o, receiver's fees. prcmiums on .receiver's
bonds and rcasonabk attorney's feess, and then to the sums secured by this Mongage. The roceiver shall be liable to account
oniy for ~hose re~ts actwlty received.
21. Fatare Ad~aecrs. Upon request by Borrower, I.ender. at l.emfe~'s option within twenty years from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with intercst thercon, shall be secured by this
Mortgage when evidonced by promissory nota stating that said notes are secured hereby. At no time shall the principal
amount of the indtbtedness socured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage. excoed the original amount of the Note plus USS-.- -
Z2. Rdease. Upcm payment of all sums secured by this Mortgage, Lender shall release this MoRgage without chuge
to Borrower. Borrower shall p~y a0 costs of recordafion. it any.
23. Attorsey's Fees. As used in this Mortgage and in the Note, "attomey's (ees" shall include attorney's fces, if any,
which may be awardod by an appellate court.
