ment of the Property, have the ri~ht to collect and retain such rents u they bocome due and payabk.
Upon accelention under paragraph 18 hereof or abandonment of the Property. Leader shap be entitled to have a
receiver appointed by a oourt to e~ter upon, take poaxssion of and manage the Property and to colkct the rents of the
Property. including thoae past due. All renu rnllxted by the receiver shall be appliod Bnt to payment of the casts of
management of the Propetty and coUection of reots. including, but not limited to. teceiver a fas. pnmiums on receiver's
bonds and rcssonabk attoraey's fees. and then to the sums secured by this Mortgage. The receiver shall be liable to account
only for those rents actually raeived.
21. Future Ad~aoce+~. Upon request by Borrower. Lender. at Le~der's option within twenry yean from the date of thia
Mortgage, mxy make Future Advances to Borrower. Such Future Advances, with interest thercon, shall be secured by this
Mortgags when evidenced by promissory nota statiag that said nota are secu[cd hereby. At no time sball t1x priacipal
amouat of the indebtedmss secured by this Mortgage. not including sums advanced in accordance herewith to protcet the
