20. Assi~ameat of Rents; Appointment of Receiver. As additional srcurity hereunder, Borrower hereby assigns to
Lender the rents ~f tht Property, pro~~ided that Borruwer shall, prior to accele~ation unJer parrgraph 18 hereof or abandon-
mem of the Properry, have the right to collect and retain such rents as they become due and payable.
U~+c~n acceleratio~ under paragraph 18 hereof or ab:~ndonment af the Property, l.ender shall be entitled to have a
receiver appc?inted by a court to enter upon, take possession ot and manage the Propert)• and ta collect the rents of the
Property, including those past due. All rents collecteJ by the receiver shall be applied first to payment of the costs o(
management_ of the Property and collection of rrnts, including, hut not limited to, receiver's fees, premiums on receiver's
t~onds and reawnable attorney's tees, and then to the sums securetii by this Mortgage. 'R~e receiver shall tx liable to account
only for those rents actually received.
21. Future Advanccs. Upon request by Borrower, l.ender, at l.endcr s option within twenty years from thc date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thercon, shall be secured by this
Mortgage when evide~ced by promissorv notes stating that said nates are secured hereb~•. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage, exceed the original amount ot the I`ote plus USS. 13,I00•.AO•
22. Release. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Atloraey's Fees. As used in this Mortgage and in the Note. "attorncy's fecs" shall include attorney's fees, if any.
