5.4 Gross Room Rental Inco~e. "Gross Room Rental
Income" means the tota ncome co ecCe rom thc rental of motel
rooms by Lessee directly or indirectly in. upon or from the premises.
but not includinR any taxes levied or collected by the Lessee and
payable to any goveznmental entity. ~
6. LESSEE' S OBLICATIOti TO PAY THE COI~(MMON EXPENSFS OF THE
RECREATION CTNTER. e essor or its es gnee s a operate t e
ecreat on Center and com~nencin~ immediately shall be obligated to
pay all common exnenses incidental to its operation. maintenance and
upl:eep as defined in Section 6.2 hereof. ~
6.1 Sharin of Fx enses. This Lease does not grant
to the Lessee the exc us ve r g t o possession or use of the de-
mised premises or any part thereof. The Lessee understands that
the Lessor has, and anticipates that it will, enter into similar
leases in the future with others. Such other Lessees have and will
have equal rfghts with the Lessee under this lease to the possession, -
use and occupancy of the demised pretnises ur any part hereof and
be responsible for the payment of expenses and obligations provided
- for herein, excluding rent. In the event of such responisbility
by other Lessees. it is agreed that said expenses and obligations
may be apportioned amon~ the Lessees responsible therefor, but
such apportionment will not diminish each Lessee's liability for
payment in full of said expenses and obligations. Further, the
obligation of the Lessee to pay ~he Fent in the swn specified in
this lease shall continue as the obligation of the Lessee herein, ~
its successors and assigns, without diminution. reduction or abate-
ment because of the leasing to other Lessees of all or any part
of the demised premises. .
6.2 A ortionment. The Lessee shall pay to the
Lessor as its pro rata s are o the expenses hereunder and in additional
to all rental to be paid hereunder the swn of 257'e of the total
maintenance expenses within 15 d'ays after submission of invoice by
Lessor. Said invoice shall include a detailed breakdown of all
maintenance expenses incurred by Lessor.
6. 3 Commion Ex enses The cor~mon expenses of the
Recreation Center sha nc u
e~t not be limited to, taxes, in-
'I surance premiums, utility charges, repairs and maintenance. salaries,
-reserves for replacements and improvements, accountin~ and legal fees,
f and all other costs and expenses necessary and reasonable for the
~ purpose of operating the Recreation Cent~er.

~ 7. LFSSOR'S RIGHT TO ASSIGN AND El`iCOMBER. The Lessor -
shall have the rig t to assign an enc er ts interest under
this lease and to the Recreation Center as herein provided.

g, FURTHER MORTGAGES. The Lessor shall have the right
at all times to urt er an a itionally mortgage and encumber its
interests ~cn3er this lease and in and to the Recreation Center and
the Lessee's interest in and to the same shall at all times be sub-
~ ordinate and inferior to those of such additional and further iport-
gages. provided the Lessee shall at all times have the right to use,
occupy and enjoy the dertised premises in accordance with the provision
of this lease so"long as it shall perforc~ all of its promises and
~ covenants as herein provided.
