20. As~n~eent of Reatr, Appolata~eat ot Receiver. As additional security hereunder, Borrower hereby assigns to (
Lender the rents of the Propeny. provided that Borrow~r shall, prior to acceleration unde~ parag~aph 18 hercof or aba~don- 4
me~t of the Ptoperty. have the right to collect and retain such rcnts as ihey become due and payabk. '

Upon acceleration under pa~agraph 18 heroof or abandonment of the Propeny, L.endtr shall be entitled to have a ;
rcceiver appointed by a court to enter upon, tak~ possession of aod manage the Property and to collect the renu of tho
Property, ir?cluding thoae past due. All rents collected by the receiver shall be applied fint to payment of the costs of
~ maoagement of the Pmpeny and collection of rents, including, but not limited to, receiver's fees, premiums on receiver's
bonds and reasonable attorney's foes. and then to the aums securcd by this Mortgage. 7~e receiver shall be liable to account
only for thoae nnu actually rcceived.
21. Future Advsnca+s, Upon request by Borrower, E.ender, at Lender s option within twenty years from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances. with interest thereon. shatl be securcd by this
Mortgage when evideaced by promissory notes stating that-said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage. exceed the original amount of the Note plus USS . . . . . . . . . . . . . . . . . . . . . . . . . . .
2Z. Rdeast. Upon payment of all sums secured by this Mortgage. Lender shaU release this Mo~tgage wiihout charge
to Borrowcr. Borrower shall pay all costs of recordation. if any.
23. Attorney's Fets. As used in this Mortgage and in the Note, "attorney's fces" shall include attorney's fees, if any,
which may be awarded by an appellate court.
