28. As~i~e~en1 oE Rtata Appoiatment ot Recelver. As additional security hereunder, Borrower hereby assigns to
Lende~ tt~e rents of the Property. provided that Borrowe~ shall, prior to acceleration under paragraph 18 hereof or abaadon- `
ment of the Prop~rty. have the right to collect and retain such ronts as they become due and payable. 4
Upor~ acceleration under paragraph 18 hersa( or abandanment of the Property. L.ender shall be . entitled to have a (
receiver appointed by a court to enter upon. take possession of and manage the Pmperty and to collect the rents of the j
Property. including those past due. All rents collected by the receiver shall be applied first to payment of the costs of ~

bonds and reasonabk attorney's fces, and then to the sums secured by this Mortgage. The receiver shall be liable to account ~

21. Fature AdrA~ Upon request by Borrower, L.ender, at Lender's option within tweety years from the date of this ~
Mortgage. may mske Future Advances to Borrower. Such Future Advances, with interat thereon, shall be secured by this
Mortgage w~n evidenetd by promissory notes stating that said notes are secured hereby. At no time shall the principal
amo~nt of the indebtednas secured by this Mortgage, not including sums advanced in aocordance hercwith to protect the ~

22. Rekase. Upon payment of all sums sxured by this Mortgage. Lender shall reiease this Mortgage without charge =
