If the Attorney in Fact is actinq under this clause and if the Grantor resides other thar~ in Grantor's residence, the Attorney in Fact may retain the residence as income producinq property or may sell the premises, subject to the usual prorations, and the household furnishings and other personal articles located on the preanises at publiC or private sale upon such terms, including ptice, as deterr.~ined by the sole discretion of the Attorney in Fact. The Attoraey in Fact may employ and pay such real estate broker or persona2 propPrty sales person as is deemed necessary. In pstablishing the price for which such property may be sold, the Attorney in Fact may have the pro~ertv appraised and rely on the appraisal. Until the real estate has been sold, the Attorney in Fact shal~ pa~ all the taxes, assessments and the reasonably nec2ssary costs of upkeep, mainten- ance and any other-ir.tprovements deemed appropriate in r.taking the real estate more saleable. 4. The power to se12 or dispose in any manner of a~y and all rea2 or ~ersonal property (tanq=ble or intangible), stocks, bonds or other assets; to entzr into agreements of every nature, type or ciescription concerning such sale or disposition; to do any and all things necessary with any party or parties to effect such sale or disposi- tion including but not limited to preparation and execution of mortgage satisfac~ions, deeds, contracts for deed, mortgage notes, mortgaqe deeds and similar instruments. 5. The power to nominate a Guardian of the person of the Grantor, it being Grantor's intent that the holder of the Power shall have and retain full power over all of the f inancial aff airs of Grantor. 6.
