Property No. 25. Such property , together with the improvements constructed and
to be constructed thereon and all easements , rfghts and appurtenances thereto ,

is herein referred to as the "Original Hospital Property" . ~
Chemical Bank and John J. Fleming. as Trustees . whose proper mailing #

address is 55 Water Street . New York . New York 10041, are the holders of the ;
Security Note which is secured by this Mortgage . '
The Owner further covenants with the Mortgagees as follows: ~

1. The Owner owns und is.lawfully seized of the Original Hospital Prop- ;

erty , free and clear of all liens and encumbrances other than Permitted Encum- ~

brances as defined in the Indenture , and has full power and lawful authority ~to ~

grant , bargain, sell , alien, mortgage , pledge . convey , assign , transfer , set ~
~

over and warrant the same to the Mortgagees in the manner and form herein done ;
or intended. The Owner has and will preserve title to the Ori~?insl Hospital
Property , and dces and will forever warrant and defend the same to the Mortgagees ,
and their successors and assigns hereunder , against the claims of all persons .
2. The Owner will pay the pri~cipal of and interest on the Security
_ Note at the time and in the manner pravided therein, and will observe and perform

the provisions of this Atortgage to be observed and performed by it ~ or will cause

f the same to be done . ;

~ 3. The Owner will pay and discharge , or cause to be paid and discharged , ~

as and when the same shall be due and payable without penalty, all taxes, assess- i
~
ments , levies , fees ,~vater and sewer rents and other governmental and similar
charges , general r~nd special , ordinary and extraordinary , which are levied or s
~
assessed against the Original Hospital Property or which arise in respect of the <

awnership . possession , use, occupancy, maintenance , repair or rebuilding of
~ the Originul Hospital Property or any portion thereof . ~
~ 4. The Owner will remove and discharge promptly all liens , encum- ~
~
~
~ brances and charges upon the Original Hospital Property , other than Permitted
