9. The Owner will maintain or cause to be maintained with respect to

the Original Hospital Property , insurance of the character and with the coverage
and provisions required to be maintained by the Indenture .
10. If any clause, paragraph or provision of this Mortgage shall be declared
invalid or ineffective by any court of competent jurisdiction . such declaration
shall be limited to such clause, paragraph or provision and shall not affect any ;

i other clause , parngraph or provision hereof . -
; Anything herein to the contrary notwithstanding, the property described in
Exhibit A hereto is granted and conveyed to Chemical Bank only to the extent of ~ ~

its legal qualiFcation und'er the laws of the State of Florida to receive and hold ~

property located in said state for the purposes of this Mortgage; provided, hqw- i
ever, nothing contained in this paragraph shall be construed as limiting in any
manner the grant and conveyance of said property to John J. Fleming and W. Henry
Barber, Jr. as Individual Trustee and as Florida Co-Trustee, respectively.
If the Owner shall cause to be satisfied the Security Note and shall perform
~ and comply with all the terms and provisions of this Mortgage, then, in that event, ~

the Owner's expense; otherwise, this conveyance shall continue and remain in full
