Lender t6e rents of the Property. provided that Borrower shall, prior to acc4kration under paragraph 18 hercof or abandon-
ment of the Pooperty. have the right ta colkct and retain such rents as t6ey become due and payabk.
Upon accekration under paragraph 18 hereot or abandooment of the Property. Lender shall be e~titlod to have a
receiver appointed by a court to enter upon, take possessio~ of and ma~age the Property a~d to rnlkct the rcnts of the
Property, including those past due. All rents collected by the roceiver shall be appliod tirst to payment of the costs of
management of the Property and eollectio~ of re~ts, including, but not limited to. receiver's fees, prcmiums on receiver

bonds and reasonabk attorney's foa. and then to the sums sccurod by this Mortgage. 'il~e roceiver shall be liable to account
only for thaae rents ~ctually receivcd.
21. F~twe Adrasces. Upon request by Borrower, l.ender, at Lcnder s option within twenty years from the date of this
Mortgage. may malce Future Advances to Borrower. Such Future Advances, with intercst thereon. shall be seeured by this
Mortgage when evidenved by promissory nota stating that said notes arc secured hereby. At no time shall the principal
amount of tne indebtedaGts socured by this Mortgage. not including sums advanced in accordance herewith to protect the
security ot this Mortgage. exoad the origi~al amount of the Note plus USS. .
22. Releare. UpQa payment of all sums securcd by this Mortgage. I.ender shall rekase this Mo~tgage without charge
to Borrower. Borrower shall pay a0 costs of recordatan, if any.
23. Aftor.ey's Rees. As uscd in this Mortgage and in the Note. "attorney's fees" shall include attorner's fces, if any,
which may be awardod by an appellate court.
