(d) Borrower takes such action u L.ender may•rcasonably rcquirc to assun that the lien of this Mortgage, Lender'a interest
in the Pmperty and Borrower's abligation to pay the sums securcd by this Morigage shall continue uaimpaired. Upon such
payment and cure by Borrower. this Mortgage and the obligations securod hereby shall remain in full force and effoct u if
no acceleratan had occurred.
20. A~d~amest ot Rentr Appointaent of Receiver. As add~tional security he~unde~. Sorrower hereby assigns to
Lender the t+ents of the Property. provided that Bornower shall, prior to accele~ation under paragraph 18 heroof or abandon-
ment of the Property. have the right to collect and rctain such rents u t6ey become due and payabk.
Upon acceleration under paragraph 18 hereof or abandon~rsent of the Property, Lende~ sha0 be entiqod to have a
rcceiver appointed by a court to tnter upon. take possession of and manage the Property and to colkct the rents of the
Property, including those past due. All rcnts colkcted by the toceiver shall be applied first to payment of the costs ot
nwnagement of the Propeirty and collection of re~ts. including, but not limited to, ~ceiver's feas, premiums on receiver's
bonds and rcuonabk attornty's fas, apd then to the sums secured by this MoNgage. The roceiver shall be liable to account
only for thoae re~ts actually receivod.
21. Fetrre Adraeces. Upon reyuest by Borrower,'Lender. at l.ender's option within twenty years fmm the date of this -
Mortgage, may make Future Advances to Borrower. Such Futurc Advances. with interat thercon, shall be securcd by this
Mongage when evideaced by promissory nota stating that said notes are securod hereby. At no time shall the principal .
amount of the indebtodness secured by this Mortgage, not including sums advat~ced in accordance herewith to pmtect the
security of this Mortgage. excoed ihe original amount oi the Note p(us USS. ~
