20. Ad~ameN ot Reat~ AppoiNmcat ot Recciver. As additional security hereunde~. Borrower hereby usigns to
l.e~de~ the rents ot tFK Property. provided ~hat Borrower shall, prior to acceleration unde~ parsgraph 18 hereof or aba~don•
ment o[ the Property. have the right to rnllect and retain such rents as t6ey becane due and payabk.
Upon acceleradon u~der paragraph 18 hereof or abandonment of the PropeRy, I.ender shall be eotitled to have a
receiver appointed by a court to enter upon. take possession of and manage the Property and to collect the rents of the
P~openy. including those past due. All rcnts colloctod by the roceiver shall be applied fint to payment of ~ the cc~au of
management of the Property and collection of rcnts, including, but not limited to. receiver's fees. Premiums on receiver

bonds and rcasonabk attorney's fees. and then to th~ sums socurod by this Mortgage. The rsceiver shall be liable to account
only for thoae rents actually received.
21. E~ture Ai~asces. Upon trquest by Borrower, I.ender, at Lenders option withia twenty years front the date of this
Martgage, may make Futuro Advanoes to Borrower. Such Future Advances, with interest theroon. shall be socurod by this
Mongage wheo evide~aod by promissory notes stating that said notes are secured hercby. At no timt shall the principal
amouat of the indebtednas socured by this Mortgage. not including sums advanced in aocordanee herewitb to protect the
security of this Mortgage, excad the origi~al amount of the Note plus USS.
22. Rela~e. UpQn paymeot of all sums securcd by this Mortgage. Lender shall rclease this Matgage without charge
to Borrower. Borrower shall pay all coats of recordation. if any.
23. Attorsey's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall ir~clude attorney's foes. if any.
which may bc awarded by an appellate court. ~
