Lender thc rents of the Property, provickd ~hat Borrower shall, prior to acceleration under paragraph 18 hereof or abandor~-
ment of the Properry. have the right to collect and retain such rcnts as they become due aad payabk.
Upon acceleration under paragraph 18 hereof or abandonment of the Propetty, Lender shal! be entitled to have a
receive~ appai~ted by a court to enter upon, take possession of and manage the Property and to collect the rents of the
Property. including thoae past due. All rcnts collected by the rcceiver shall be appliod first to payment of the costs of
management of the Propeny and collection of rents, including, but not limited to, receiver
s fees, premiums on receiver's
bonds a~d reasonable attorney's fees, a~d then to the ss~ms securod by this Mortgage. The receiver shall be liable to account
only for thos~ rents actually roceived.
2l. Fnture Advancea. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage, may r~~ake Futurc Advanca to Borrower. Such Future Advances, with interest thereon, shatl be secured by this
Mortgage when evidenced by promissory nota stating that said nata ar~e secnred hereby. At no time shal! the principal .
amount of the indebtedness secured by this Mortgage. not including sums advanced in aceordance herewith to protect the
