(d) Borrower takes such actioo as Lende~ may reasonably reyuire to assure that the lien of this Mortgage. l.ender's interest
in the Proparty and Borrower's obligatian to pay the sums secured by this Mongage shall continue unimpaired. Upon such
payment and cure by Borrower, this Mongage and the ubligations secured hereby shall remain in full force and effect as ii
no acceleration had occurred.
20. Assignment of Rent~ Appoiatmeat of Recelver. As additiunal security hcreunder, Borrower he~eby assigns to
Le~der the rents of the Property, provided that Borrower shaN, prior to accele~ation under parag~aph 18 hereof ar abandon-
ment of the Properly, havt the right to collect and retain such rents as they become due and payable.
Upo~ acceleration under paragraPh 18 hereof or abandonmeot of the Property, l.ender shall be entitled to have a
receiver appointed by a coun to enter upon, take possession of and manage the Property and to coltect the rents of the
Property, induding those past due. Alt rents collecteel by the receiver shall he applied first to payment of tht Costs of
management of the Property and collection of renti, including, but not limited to, receiver's fees, premiums o~ receiver's
bonds and reasonable attorney's fees, and the~ to the sums secureci by~ this Mortgage. The receiver shall be liable to account
only for those renu actually received.
21. Future Ad~ances. Upon request by~ Borrower, !_endc~ at 1_ender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrawer. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evidenced by promissoty notes stating that said notes are secured hereby. At no time shall the principal
amou~t of the indebtedness secured by this Mortgage, not inctuding sums advanced in accordance herewith io prottei the
security of this Mortgage, exceed the original amount oi the Note plus USS.
22. Rekase. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without chuge
to Borrower. Borrower shall pay all costs of recordation, if any. '
23. Attoraey's Fees. As used in this Mortgage and in the Note. "attorney's fres" shaH ~nclude attoroey's fees, if any.
which may be awarded by an appellate court.
