20. Assi~ameat of Rentq Appoialmeat of Receiver. As additicmal stcurity her+eunde~. Borrowe~ hereby assigns to
Le~de~ the rrnts of the Property. provided that Borrowe~ shall, prior to acceleration unde~ parag~aph 18 hereof or abandon-
ment of the Prupeny. have the right to coliect s~d retain sach rents as they become due and payabk. ~
Upon acceleration undtr paragmph 18 herrof or abandonment of tt?e Property. Lender shall be entitled to have a
receiver appointed by a court to enter upon. take possession of and manage the Property and to collect the rents of the
Prope~ty. including those past due. All rents collected by the rcceiver shait be appiied first to payment of the costs of
management of the Property and collect+on of~ rrnts. includiog, but not limited to, receiver
s fees. premiums on receiver's
bonds and nasonabk attorney's fces, and ihen to the sums socured by this Mongage. The receiver shall be liable to account
only for thox rents actually roceived.
21. Fature Adraaces. Upon r~quest by Borrower, Lende~. at Lender
s option within twenty years from the date of this
Mortgage. may make Futere Advances to Borrower. Such Fu1ure Advances, with interest thereon. shall be securtd by this
bfortgage when evidenced by promissory nota stating that said notes are secured hereby. At ~o time shall the principal
amount of the indcbtedness secured by this Mortgage, not including sums advanced in accordance herewith to protcct the

32. Relea~+e. Upon payment of all sums secured by this Mortgsge. Le~der shall r+elease this Mortgage without charge
to Borrower. Bonowet shall pay all costs of recor~ation. if any.
23. Attorney's Fees. As used in this Mortgage and in the Note; "attorney's fees" shall include attorney's fees. if any,
which may be awuckd by an appellate court.
