20. Assignmeol ot Reat~ Appointmenl of Reccirer. As additional security hereunckr. Borrower hereby assigns to
l.ender the rcnts of the Propcrty. provided that Bomowcr shall, prior to acceleration under paragraph 18 hercof or abandon-
ment of the _Property, have the right to collec~ ar~d retain such renu as tbey become due and payabk.
Upon acceleration under paragraph 18 hercof or abandonment of the Propetty, Lender shall be entitled to have a
receiver appointed by a court to enter upon, take poasession of and manage the Property and to collect ~the nnts of the
Property, iocluding those put due. All rcnts collected by the receiver shall be applied fint to payment of the costs of
managetnent of the Propertjr and collection of rents, including, hut not limited to, receiver's Iees, premiums on receiver's
bonds and reasonable attomey's fces, and then to the sums secured by this Mortgage. The rcceiver shall be liable to account
only for those rents actually received. '
21. Fature Advaaces. Upon request by Borrower, l.ende~, at I.ender
s option within twenty years from the date of this
Mortgage. may mako Future Advances to Borrower. Such Future Advances, with intercst thercon, shall be sccured by this
Mortgage when evide~ced by promissory notes stating that said notes are socured hereby. At no time shall the principal
amount of the indebtednas secured by this Morigage, not i~cluding sums advanced in accordance herewith to protect the
security of this Mongage. exceed the original amount of the Note plus USS."""""""""""' .
22. Rek~se. UpQn paymeat of all sums secured by this Mortgage. Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, if any. •
23. Aftoroey's Fees. As used in this Mortgage and in the Notc, "attorney's fees" shall include attorney's fees, i( any,
which may be awuded by an appellate court.
