ail breaches of a~y other coveoants or agreements ot Borrower contained in this Mongage; (c) Borrower pays all reuonable
expenses incuned by Lender i~ en[orcing the covenagts ar~d agreemeots of Borrower contained in this Mortgage and in
enforcing Lender's remedies as provided in pa~agraph 18 hereat, including. but not limited to, ressonable attomey's tea: and
(d) Bo~rower taka such action as Lender may reasonably require to assurt that the lien of this Mongaige, l.ender's interest
in ~he Property and Borrower's obligation to pay the sums securcd by this Mongage shall continue unimpairod. Upo~ such
payment and cure by Borrowe~. this Morigage and the obligations securod he~eby shall rcmain in full [orce and effcet as if
no acceleration had occurred.
20. As~es~eat at Reat~ Appoiatment ot,Receiver. As additional security hercunder. Borrower hereb~ assigns to
I.ender the rcnts of the Property. provided that Borrower shall, prior to acceleration under paragraph 18 hereof or aba~doo-
me~t of the Pmperty, have the right to cpllect and retain such renes ac t6ey bocome due and payable. '
Upon accelention under paragraph 18 hercof or abandonment of the Property. Lender shall be entitled to have a .
receive~ appointtd by a court to enter upon, take possession of and manage the Property and to collect the rcnts of the
Property, including thoae past due. All rents collected by the . re~eiver shall be applied first to payment of the coats ot
management of the Propeny and colfection of rcnts, including, but not limited to, receiver's fea, premiums on receiver's
bonds and reuonabk attorney's fees, and then to the sums secured by this Mortgage. The receiver shall be liable to account
only tor those rcnts actually received.
21. Fottue Ad~ance~. Upon request by Borrower, l.e~der, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrawer. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes staling that said nota are secured hereby. At no time shall the pri~cipal
amount of the indtbtodness securad by this Mortgage, not including sums advanced in aocordance herewith to protect the
security of this Mortgage. excced the original amount of ~he Note plus USS.
Z2. Rek.ase. Upqn payment of all sums securcd by this MoRgage, Lender shall releau this Mortgage without chuge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Attorwey's Fees. As used in this Mortgage and in the Note, "attorney's fees" shall include attomey's fces. if any.
which may be awuded by an appellate court.
