successon and assigns, all the land of which the nid Mortgaaor is now seized and possessed and in actwl possession, situate in

Road a distance of 715.00' to a point; thence run East a distance
of 33' to a point on the East Right of Way at McNeil Road for the
Point of Begiruiing; thence continue East along the same line a
distance of 297.00'.to a point; thence run Northwesterly a distance
of 388.70' to a point on the South Right of Way of State Road 70; -
thence run Southwesterly along the South Right of Way of State
Road 70 a distance of 300.00' to a point; thence run South along
the East Right of Way of McNeil Road a distance of 209.55' to the
Point of Beginning. Above said lands lying in St. Lucie County,
Florida. Containing 1.89 Acres. Being a part of Tract 12 in the
NE 1/4 of Model Land Co., Subdivision of Section 19, Township 35
South, Range 40 East as per plat thereof recorded in Plat Book 3,

Together with all and singulu the tenements, hercditaments, easements and appurtenances thereunto belonging, or in any-

cally but not by way of limitation, all gas and electric ftxtures, radiators, heaters, water pumps, air conditioning equipment,
machinery, boilers, ranges, elevators and moton, bath tubs, sinks, w~ater closets, a~ater basins, pipa, faucets, and other plumbing
and heating fixtures, mantels, refrigerating plants and ice boxes, w~indow screens, screen doors, fluar corering, carpeting, tile,and
$ drapery fixtures, venetian blinds, cornices, storm shutters and awninga, which are now or may hereafter pertain to be used with,
in or on said premises, even.though they be detached or detachable, ue and shall be deemed to be fixtures and accessoria to the
freehold and a part of the realty; and also such personal property as may be specifically described above or listed hereafter on
attached exhibits. The lien or ucurity interest in and to all sud~ fixtures and accessories is heteby created and perfected by this
mort~jte deed. .

TO HAVE AND TO HOLD the same, togethet w•ith all and singular the tenements, hereditaments and appurtenances thtre-
unto belonpng or in anywise appertaining and the reversion and rerersions, remainder and remainders, rents, issues and profits
thereof and also all the estate, right, title, interest, property, entry, posseuion, claim and derrand v~fiatsoever as well in laws as in
equity of the said Mortgagor in and to the same and every part and parcel thereof unto the said Mortgagee, and its reptesentatives,
successors and assigns, in fee simple.
~ And said Mortgagor, for himself, and his heus, legal representatires, successon and assigns, hereby convenants that said
Mortgagee, its legal rcpresentatives, successors and usians may at all times peaceably and quietly cnter upon, hold, occupy and
enjoy said land and every part,thereoC; that said land is frce hom atl incumbranas; that said i?tortgagor, his heus, lega! repre-
~ sentatives; successors and auigns, will rtuke such further auunnces to pedect the fee simpk title to said land in said Mortg,agce,
its legal rcpresentatives, successors ard asvgns, as rtuy reuonably be required; and :hat said Mongagor does hereby fully wattant
the titk to said land and every part thercof and will defend the same against the lawful claims of all persons whomsoever.
Provided alv?ays, the conditions of this mortgage are such that if the Nortgagor shalf well and truly pay unto the Mortgagee
the indebtodneu evidenced by that certain promiuory note of even date herew•ith, made by the Mortgagor and pa}•able to the ~
