in the P~operty and Bomower a obligation to pay the sums securcd by this MoRgage shall oo~tinue unimpaired. Upon such
payment and cure by Borrower. this Morigage and the obligations securod hercby ahall remain in full force and effect as if
no accekration had occurned.
. 20. AsYlpo~eat ot Reat~ AppoiNmeat ot Recelrer. As additional security hereunder. Borrower hereby assigns to
Lender the tents of the Property. provided that Borrawer shall, prior to accekration under pusgrsph 18 hereof or abandon-
ment of the Property. have the right to collect and rctain such rents a~ tbey become due and payabk.
Upon accekration under paragraph 18 hereof or abandonment of the Pmperty, Lender shall be entitled to have a
rcceiver appointed by a_court to ente~ upon. take possession of and manage the Property and to collect the rents of the
Property. iocluding those past due. All rents collected by the receiver shall be appliod first to payme~t of the cosu oi
management of the Propeny and collection of rcnts, including, but not limited to, receiver's [ees. pnmiums oo receiver

bonds and rcuonabk attorney's feas. and then to the sums socurod by this Mortgage. The receiver shall be liable to account
only for those rents actwlty received.
21. Fntore Ad~aeces. Upon oequest by Borrower, I.ender, at Le~der's option within twenty years from the date of this
Mortgage. may make Future Advanca to Borrower. Such Future Advances, with intercst thereon. shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are securcd hereby. At no time shall tbe prineipa{
amount of the indebtodnas securcd by this Mortgage. not including sums advanced in accordanoe het+ewith to protect the
security of this Mottgage. exceed the original amount of the Note plus USS.
22. Reka~e. Up~ paymeat of all sums securod by this Mortgage. Lender shall r+elease this Mortgage without chuge
to Borrower. Borrower shall pay aU costs of recordation. if any.
23. Altoney's Fees. As used in this Mortgage and in the Note, "attorney's fecs" shall include attorney's fees, if any, -
which may be awuded by an appellate court.
